Level 2 HomeBuyer Survey
A survey report format designed to reflect the condition of a traditional property that is more modern, of standard construction and not too big or complicated.
Previously known as a Homebuyer’s Report, the Level 2 Survey aims to give you professional advice to help you to make a reasoned and informed decision on whether to go ahead with buying the property.
A Level 2 HomeBuyers survey includes:
- Clear colour coded condition ratings for quick identification of the important issues
- Multiple photographs and diagrams, helping you understand your new home
- A jargon-free report that avoids many of the annoying caveats and exclusions often found in home buyer reports
- A full debrief from the surveyor who will answer any questions you may have
Level 3 Building Survey
Industry guidelines recommend this type of survey if your property is large, old, has some disrepair or has unusual features. Guidelines also recommend Full Building Surveys if you plan to do any significant renovations or extensions.
Ideally suited to larger, more complex, older, extended or higher-value homes.
A building survey is a comprehensive report on the existing building, its current condition, and its likely future maintenance requirements.
It is designed to tell you exactly what you need to know to protect yourself against defects and items of disrepair that may not come under a general building insurance policy.
This survey is presented in an easy-to-understand format, and we offer a free follow-up service to talk through their findings with you.

Home Sellers Structural Survey
Birklands Surveying are property experts, our findings will put you in a much better position to sell your house as you have a professional opinion on hand.
- To get the heads-up when selling your house, why not commission a very basic structural survey before putting it on the market?
- You will receive a list of defects just as you would in a Building survey. Also, you can then get repairs fixed or take repairs into account when setting your price. You can present the survey to the buyer, so they know what they are buying.
- If they would like the survey explaining further, they can have it upgraded to a full Building Survey.
- Most buyers have a home survey, but this could be late in the buying process and the price might have to be renegotiated. Misunderstandings and awkwardness can cause a sale then to fall through at the last minute.
- Structural surveys should ideally be carried out before a buyer makes an offer, so everyone buying an older property in theory should have a home seller’s survey.
